The company operates with a high degree of efficiency, cost-effectiveness, and professionalism.
The foundation for Milbrook Properties began in the early 1930s as a small family-owned real estate business and has evolved to become a formidable commercial and residential real estate organization.
A proven business philosophy is inherent at Milbrook. Since our founding years, we have relied upon a set of core principles that have developed into five generations of successful family ownership.
Led by a team of seasoned professionals, Milbrook currently operates over 75 properties throughout New York, New Jersey, Delaware, Maryland, Pennsylvania, and Florida. We continue to grow with new acquisitions, development, and management assignments.

Rubin Pikus, CEO
For over 45 years, Rubin Pikus has been involved in the New York, New Jersey, and Florida real estate markets. Rubin is the 3rd generation and took over the business from his father-in-law in 1967 continuing the family traditions and philosophy. He has been heavily involved with CHIP (Community Housing Improvement Program) and continues to be an active member in other real estate associations.
Charles Hirsch, President
Charles Hirsch is an accomplished real estate industry executive with over 30 years of experience. Since taking over as President of Milbrook Properties from his father-in-law Rubin, he has expanded the portfolio into the commercial retail and office markets as well as creating the Florida portfolio. Charles graduated from the University of Maryland in 1991. He is an active member of ICSC and the NY Developers organization.
Jeff Katz, VP of Field Operations
Jeff Katz is a principal in the company and has been leading the maintenance and field operations in Milbrook for over 20 years. His expertise in the real estate industry has attributed to the company's success and end-to-end tenant support. Jeff graduated from Binghamton University in 1990 and continues to learn/utilize the latest real estate and maintenance technology to oversee and optimize the performance of each property. He is also on the executive board of CHIP.
Angela Murphy, VP of Operations / Partner
1959 - 2020
Angela Murphy was a crucial part of the growth and development of Milbrook and its portfolio. Starting as an intern right out of college in 1985, she quickly rose to become Milbrook’s Vice President of Operations. Angela’s humility and empathy made her an inspirational leader at Milbrook. Her hard work and dedication catapulted Milbrook’s success.
Sharon Pikus, COO
Sharon has been involved in the business since she was a young girl. Watching her father Morty Pinkwasser orchestrate some of the earliest real estate syndication deals documented in New York, she was intrigued with the real estate industry. Sharon and Rubin stepped in to run the business in 1967 due to Morty’s health. As the third-generation owners, she and Rubin expanded the multi-family portfolio throughout the 5 boroughs.
Andrea Hirsch, VP of Finance
& Secretary
As the VP of Finance and the fourth generation in the family business, Andrea oversees all aspects of the financial duties within Milbrook. She has been working alongside Charles as a principal in the company for over 27 years while raising their 2 children. Andrea graduated from George Washington University in 1991 with a BA in Finance and continues to shape Milbrook’s evolution through growth and profitability.
Thomas (TJ) LiPuma, VP of Asset Management
Thomas LiPuma joined Milbrook in 2003 through his relationship with Gary Kahn. Over the last 17 years, he has focused on acquisitions, financing, leasing, and portfolio analysis. As part of Milbrook’s executive team, Tom has contributed to the powerful growth of the NY, NJ, and FL portfolio. He has been integral to the successful completion of the acquisition and disposition of over 30 assets. Tom earned an MBA from Iona College and a BA of Business Administration from St. Bonaventure University. Tom is a member of ICSC and the NY Developers organization.
Gary Kahn, Partner
1946 - 2011
Gary Kahn was a distinguished business leader who built a large accounting firm in Rockland County. Together, he and Rubin expanded the multi-family portfolio throughout the 1980s, ’90s, and '00s. Gary took great pride in focusing his devotion and exceptional financial skills to contribute to the substantial growth of Milbrook. Gary was known for his accounting expertise and his innate ability to develop strong business strategies.
